Practical coordination

An Agreed Brief from Quote to Handover

Property work often involves several people and a planned next step. Before starting, we establish who is authorised to instruct us, what is being removed, what must stay and how access and handover will work.

Solicitors and executors

We carry out probate clearance with care, following the instructions agreed with the authorised estate contact and identifying belongings that must stay.

Estate agents

We agree access, key arrangements and the required condition at handover around property marketing, sale preparation or completion dates.

Landlords and letting agents

We remove unwanted contents between tenancies so cleaning, repairs, inspection or re-letting can follow in the planned order.

Other property professionals

We agree a defined scope for properties being prepared for valuation, sale, tenancy or other work.

How We Coordinate the Work

  1. 01

    Nominate the authorised contact

We confirm who can give instructions, approve the scope and receive updates about access and handover.

  2. 02

    Agree what is included

We record the rooms, contents, retained belongings and exclusions before the work is booked.

  3. 03

    Coordinate access and dates

We agree key arrangements, property access and any dates relating to the sale, tenancy or other work in advance.

  4. 04

Finish the work and hand back

We remove the agreed contents and sweep the areas, return keys as arranged and provide waste documentation where applicable.

Probate and End-of-Tenancy Work

For probate clearance, we work carefully to the estate's instructions and identify any belongings that must stay. Landlord and end-of-tenancy work focuses on preparing agreed areas for cleaning, repairs, inspection or re-letting. Each service has its own detailed page.

Professional Clearance FAQs

Can you take instructions from a solicitor or executor?

Yes. We can coordinate with the authorised representative and agree what will be removed, what must stay, access and handover before work begins.

Can you arrange access without the client attending?

Where authorised access is available, key collection and return can be agreed with the nominated contact. We confirm the arrangements and who can approve any decisions in advance.

How do you make sure retained items are not removed?

We identify them clearly when agreeing the scope and then work to the confirmed instructions. Any changes should come through the nominated contact.

What waste information can you provide?

Crawford House Clearance is a SEPA-registered waste carrier, registration WCR/R/3023449. Waste is taken to licensed facilities, with transfer documentation available where applicable.
